The formula

Cost per square foot equals total project cost divided by finished (or gross) square footage. What you decide to include in each side of that fraction determines what the number actually means. Include only hard construction on the top and gross square footage on the bottom for a builder $/SF. Include all-in project cost (land, soft costs, financing, hard costs) and net rentable area for an investor $/SF.

Gross vs. net square footage

Gross square footage measures the entire building footprint including walls, mechanical space, corridors, and lobbies. Net or leasable square footage measures only the space a tenant occupies. Multi-family and commercial projects can have a 15–25% loss factor between gross and net, which massively changes the $/SF number depending on which you use. Always compare like to like.

When $/SF misleads

A 1,200 SF custom home and a 6,000 SF custom home will show very different $/SF numbers even if built to identical specs — the smaller home carries higher fixed costs per foot. Similarly, a 40-story tower has structural, mechanical, and vertical transportation costs that a low-rise doesn't. Only benchmark within the same product type and roughly similar size.

Practical uses

Compare contractor bids by dividing each bid by the same square footage. Underwrite a deal by dividing target sale price by the buildable square footage. Sanity-check a pro forma by comparing your projected $/SF to recent comparable completions in the same city.

Regional and product-type context

A defensible $/SF benchmark is always local, product-type-specific, and time-stamped. Coastal California single-family in 2024 landed roughly $350–$550/SF for standard quality; the same product in inland Texas landed $210–$300/SF. Class B multifamily podium construction in Denver ran $280–$340/SF while Class A high-rise in Manhattan cleared $900/SF. When someone quotes you a single national $/SF number, ask what year, what product type, and what geography — otherwise the number is decorative. Track $/SF you actually experience across your own completions; your internal history is more useful than any published index because it embeds your team's productivity, your typical scope, and your subcontractor relationships.

Worked Example

Example: A builder quotes $780,000 to construct a 2,600 SF single-family home. Cost per square foot is $780,000 ÷ 2,600 = $300/SF. Compared to a local benchmark of $260–$320/SF for that quality tier, the bid is on the high end but defensible.
