What drives construction cost
Three variables dominate a construction budget: location, size, and quality. Location captures state and city labor rates, prevailing wage requirements, permit fees, material transport costs, and how competitive the local trades market is. Size determines both raw quantity of materials and economies of scale — small custom homes almost always cost more per square foot than large tract homes because fixed costs (foundation setup, mobilization, permitting) are spread over fewer square feet. Quality captures finish level, envelope complexity, HVAC and electrical density, structural design, and code-triggered upgrades (fire sprinklers, seismic bracing, energy performance).
Residential vs. commercial
Residential construction typically carries lower baseline $/SF than commercial because commercial projects trigger stricter code paths: fire-rated assemblies, ADA compliance, commercial-grade mechanical and electrical, sprinkler systems, and heavier structural design. Multi-family projects sit in between: they use residential-style finishes but require commercial code compliance in most jurisdictions. Use the residential tier for single-family and duplexes; use the commercial tier for retail, office, industrial, and mid-rise multi-family (5+ units).
Why we return a range, not a single number
A single-point construction estimate is almost always wrong. Real builds land somewhere inside a range driven by design decisions you haven't made yet, contractor availability, site conditions (rock, high water table, poor soils), and market conditions (steel prices, lumber prices, labor shortages). The low value assumes efficient design, favorable bids, and no site surprises. The average is what a well-scoped, competently managed project should land near. The high value is your realistic contingency budget — the number your lender wants to see as a stress test.
How to use the result
Use the average number for your pro-forma. Use the high number for sensitivity analysis and to size your contingency line (many lenders require 10–15% construction contingency; the gap between average and high already reflects that). If your deal only works at the low number, the deal doesn't work — walk. If your target sale or rent price requires costs below the low estimate, either the market rents are wrong or the scope needs to change.
Worked Example
Example: A 2,400 SF standard-quality single-family home in Texas. Baseline standard residential is $220–$330/SF. Texas multiplier is roughly 0.97, so adjusted $/SF is ~$213–$320. Total range: ~$512K low, ~$640K average, ~$770K high. That's the envelope to plan around — not a bid.

- Duplex projects typically use residential in most jurisdictions. Once you hit 5+ units or mixed-use, the commercial tier is more realistic.
