Wood frame

Wood frame remains the default for single-family and low-rise multi-family in North America. It's fast, familiar to every subcontractor, and cost-competitive up to five stories over a concrete podium. Fire code limits and lumber price volatility are the main risks.

Light-gauge and structural steel

Light-gauge steel replaces wood framing in some commercial and higher-density residential applications; it's more predictable in price and non-combustible. Structural steel is the workhorse for mid-rise commercial and warehouse — expensive per pound but fast to erect and enables long spans.

Concrete systems

Concrete block (CMU) and insulated concrete forms (ICF) offer superior fire, wind, and pest resistance. ICF is popular in high-wind and high-fire zones and offers strong energy performance. Both cost more up front than wood framing but reduce insurance and lifecycle costs.

Mass timber

Cross-laminated timber (CLT) and glulam post-and-beam systems are gaining share for mid-rise commercial and institutional projects. Mass timber costs more per SF than steel or concrete on materials, but faster erection, exposed-finish savings, and carbon story often offset it.

Envelope, MEP, and finish materials

Structural framing is only one slice of the total material bill. Envelope materials (sheathing, weather barrier, insulation, cladding, roofing, windows) typically add $30–$90/SF depending on climate zone and design complexity. Mechanical, electrical, and plumbing rough-in materials add another $20–$50/SF. Interior finish materials (flooring, tile, cabinets, countertops, doors, trim, paint, appliances) can range from $25/SF economy to $200/SF+ luxury. When someone quotes 'materials' without qualifying which slice, ask.

Supply chain and lead times

Material availability now competes with material price for schedule risk. Windows, appliances, custom cabinetry, HVAC equipment, and switchgear routinely carry 12–30 week lead times. Steel and lumber pricing swings sharply with commodity cycles. Order long-lead items at design development, not permit approval, or the schedule locks in your material choices. Building suppliers with substitution flexibility into the spec (approved alternates for windows, appliances, tile, and paint) keeps procurement from stalling the build.

Worked Example

Example: A 3,000 SF single-family home framed in wood at $45/SF structural materials = $135,000. Switch to ICF at $75/SF = $225,000. The $90,000 delta is real, but ICF may save 30% on insurance premiums for the life of the building in a wildfire zone.
