How Buildora IQ Works
Four steps take you from an address to a development plan you can act on: identify the parcel, define the scope, generate the analysis, then export or move into the permit stage.
1. Identify the parcel
Enter an address or APN. Buildora IQ pulls the parcel and assessor records it can verify, along with lot dimensions, zoning context, terrain and site considerations. An APN returns the most precise lot data; an address is faster but can be less exact on irregular parcels.
2. Define the scope
Choose what you are considering — new construction, an ADU, an addition, a renovation, multifamily or a mixed-use concept — along with size, finish tier and any known constraints. You can start from scratch or upload existing plans for the AI to read.
3. Generate the analysis
The platform produces development scenarios, regional cost estimates with material, labor and contingency breakdowns, comparable-property insights, risk flags and a Build Readiness Score. Most runs finish in under two minutes.
4. Share it or take it to permitting
Export a branded PDF, share a report link, generate proposals and other documents, or move into Permit Assistance to prepare forms, organize the submission package and track deadlines.
