We sample USGS elevation across the parcel polygon, compute mean, max, and average slope percentage, and classify the lot into one of five buildability tiers — flat, gentle, moderate, steep, severe — so the topography is a usable number, not a contour line.

Grading Cost & Cut/Fill Estimates

Slope drives grading. We translate average slope and parcel area into cut/fill cubic yardage and a grading cost band — usually the largest hidden line item on sloped lots.

Foundation Type Implications

Flat lots accept slab-on-grade; moderate slopes push to stem-wall; severe slopes require piers, retaining walls, or daylight basements. We name the likely foundation system and its cost premium up front.

Net Buildable Area

Steep portions of a parcel are effectively unbuildable without major engineering. We compute the slope-adjusted buildable footprint so site plan and unit count assumptions match physical reality.
